The Texas Real Estate Commission values military service members and their families and is proud to offer certain benefits to veterans, service members, and spouses applying for a Texas real estate license.

How to Apply for a License
Military service members, veterans, and spouses may qualify for an expedited license if they hold a current license in another state that is similar in scope of practice to the license being sought and is in good standing with that state's licensing authority, or if they have been licensed by TREC for the same license type within the last five years.
- Register for your REALM Portal account. Create your account to access the REALM Portal where you can submit your license application online.
- Answer the questions in your online application. Within the online application, you will be asked questions relating to whether you held the same license in Texas within the last five years, and whether you hold a similar license in good standing in another state to determine if you qualify for expedited processing and waiving of certain license requirements. Make sure to upload supporting documents to your online application for review by TREC staff.
- Comply with fingerprinting requirements and satisfy the Commission's requirement for honesty, trustworthiness, and integrity.
Fee Waiver
TREC will waive the base application and examination fees if you are a military service member, military veteran, or a military spouse. The information to determine if you qualify for a fee waiver is obtained when you apply online through the REALM Portal and upload supporting documents to your online application.
Credit for Military Experience
If you are a service member or veteran you may request to have your military education, training, or experience evaluated for credit toward the requirements for a license when you apply online through the REALM Portal and upload supporting documents to your online application.
Extended Deadlines for Renewals During Active Duty
If you are on active duty during your renewal period and hold a license, you are entitled to two years of additional time to complete
- Any continuing education requirements; and
- Any other requirement related to the renewal of the military service member’s license.
In order to renew your license, please reach out to TREC by email with the subject line "Military Renewal" and provide your license number, and your dates of deployment. You will be provided with confirmation by the Licensing division with instructions for submitting your renewal online.
