
The Texas Real Estate Commission (TREC) is preparing to launch the new Real Estate and Appraiser License Management Portal—known as the REALM Portal. This modernized system will streamline how providers post course credit, manage approvals, and interact with the agency. Below are the latest timeline and key updates to help you prepare.

System Downtime
TREC’s current online licensing services and the Posting System will be unavailable during the transition to the REALM Portal:
- December 2, 2025, at 5 p.m. CT-December 15, 2025.

- New launch date: December 15, 2025. (Updated from December 10 to allow additional time for final adjustments.)
Upcoming Changes for Providers
Course Approval Numbers
Current course approval numbers will be replaced. New numbers will include five digits plus an alpha code. Providers will receive a complete list of their existing courses and their new course numbers.
Provider approval numbers will not change but will also now include an alpha code.

License Numbers
Sales agent, broker, inspector, and appraiser license numbers will remain the same. Each license number will receive an alpha code representing the license type. Both the license number and alpha code will be required when posting course credit.
Updates to Course Delivery Method Definitions
The REALM Portal introduces updated and more comprehensive terminology to better reflect current industry standards. Delivery methods include:
Synchronous (Live, Real-Time)
- Synchronous Live In-Person: Instructor and students interact live at the same location.
- Synchronous Live Virtual: Instructor and students interact live via video conferencing.
Asynchronous (Self-Paced)
- Asynchronous Online: Students access content and assessments on their own time via a learning management system.
- Asynchronous Correspondence: Students receive course materials by mail, email, or an online portal and complete them independently.
Blended Delivery Options
At least 50% of the course must be delivered in one of the synchronous methods described above and the remaining 50% may be delivered using an asynchronous method. Examples include:
- Blended Live In-Person/Online
- Blended Live In-Person/Correspondence
- Blended Live Virtual/Online
- Blended Live Virtual/Correspondence
Courses Currently Approved for Multiple Delivery Methods
Until now, CE courses approved for multiple delivery methods have had different course approval numbers. In the REALM Portal, they will all share the same course approval number and expiration date, which you’ll see when you receive the list of new course numbers. If you have courses approved to be offered in multiple delivery methods, the expiration dates assigned will assume the expiration date of the course delivery method with the longest remaining approval term.
Qualifying courses have historically had the same number for each course, regardless of delivery method. QE courses approved for a provider in multiple delivery methods will also be combined and assume the expiration date of the course delivery method with the longest remaining approval term.
Qualifying course completion certificates should be updated to reflect the revised course delivery terms after December 15, 2025.

Posting System Update
Many have asked about posting credit for the courses you have been offering during the transition period. We will notify you of the availability of the Posting System on December 15.We are extending posting capabilities so that the "10-day" posting rule is not imposed until education providers can post credit that has accrued during this time.
Legal Update Course Applications
Applications for the 2026–2027 Legal Update I and II courses that have already been submitted are currently under review. Approval letters will be issued beginning mid-December through the new REALM Portal. Applications are processed in the order received.
