
Pin Your Licenses to Renew, Manage Sponsorships, and More
Brokers and sales agents must pin their license record to their REALM Portal account before managing sponsorships. If you are experiencing issues with renewals, sponsorships, or don't see your license number in your REALM Portal account, this should be your first step.
To ensure proper access:
- Confirm all license records are pinned to your account.
- Log in to the REALM Portal and click the Licenses tab at the top of the page. If you see your licenses or other records, you’re all set—no further action is needed.
- If you do not see your license record and do not have your PIN or State ID, use the State ID and PIN Number Tool to get the information you need to attach them.
How to Change and Accept Sponsorship Requests
Brokers and agents can request and accept sponsorship changes in the REALM Portal. As long as the sponsorship appears correctly in the REALM Portal, it is considered effective—even if it has not yet updated in the License Holder Search on the website. Once effective, license holders may:
- Update their IABS.
- List the new sponsoring broker in contracts.
- Advertise under the new broker.

Requesting a Delegate To Manage a Broker Account
Brokers may authorize a delegate to assist with managing administrative functions within their REALM account. This video explains how to request a delegate.
Important: Delegates may assist with administrative tasks, but the broker remains responsible for all submissions made under their license.
To accept a delegate invitation:
- Log in to your REALM Portal account.
- Navigate to "Account Management" at the top right corner of the page.
- Scroll down to reach the invitation and click "Accept."
When Should You Use This Feature?
You may consider adding a delegate if:
- You manage multiple sponsored sales agents.
- You want assistance with administrative tasks.
- You are part of a large brokerage with shared compliance responsibilities.
If you do not need to assign a delegate, no action is required.
Adding a Delegated Supervisor
Brokers can designate delegated supervisors within the REALM Portal. These videos walk through how to add a delegated supervisor.
Note: Designating a delegated supervisor does not transfer ultimate responsibility. The broker remains responsible for supervision as required by law.
Broker Sponsorship List
Follow the steps below to view your current sales agent sponsorships in the REALM Portal:
- Log in to the REALM Portal with the username and password you used to create your account.
- Click the My Records link.
- Find your license number you use to sponsor agents with and click Amendment in the Action column.
- Choose Update Supervising License Holder from the Type of Change Request menu.
- Click Continue Application.
- You will be able to view the license numbers of the agents you sponsor. Names are not visible at this time.
Follow these steps to download a spreadsheet of the agents you sponsor:
- Log in.
- Navigate to Licenses.
- Click the Record Number of your business broker license.
- Select Download Sponsorship History. The file can take time to download, so please be patient.

Terminating Sponsorship
Brokers with many sponsored agents can search by license number (including suffixes such as -SA, which are case sensitive and must be capitalized).
Website license holder search updates make take 24-48 hours after termination to appear.

Adding DBAs
Some license holders are missing their DBAs on their license holder search profiles. This is a data conversion issue that is being addressed. In the meantime, you do not need to resubmit any documents for your existing DBAs. If you already have an approved DBA with TREC, you can use it even if it is not appearing on the website.
If you are adding new DBAs to your account, note that review will take longer than it has in the past. By law, TREC is required to review the documents you upload to the REALM Portal before issuing your DBA. You do not need to email your documentation unless it has been requested by TREC.
