This page provides brokers with guidance specific to managing brokerage operations in the REALM Portal, including delegation tools and supervision functions.

Managing Delegated Supervisors

Brokers may designate delegated supervisors within the REALM Portal.

What This Feature Allows

  • Assign delegated supervisors within your brokerage.
  • Edit or delete delegated supervisors as needed. 

Important: Designating a delegated supervisor does not transfer ultimate responsibility. The broker remains responsible for supervision as required by law.

If you do not need to assign a delegated supervisor, no action is required.

Authorizing a Delegate to Manage Your Broker Account

Brokers may authorize a delegate to assist with certain administrative tasks within the REALM Portal.

What Delegates Can Do

  • Assist with account management.
  • Help submit applications or updates.
  • Support administrative functions.

What Delegates Cannot Do

  • Assume legal responsibility for brokerage activities.
  • Override statutory broker obligations.

The broker remains responsible for all submissions made under their license, including those completed by a delegate.

Updating an Alternate Name

Brokers may update or add an alternate name through the REALM Portal. 

How To Update an Alternate Name

  1. Log in to the REALM Portal.
  2. Navigate to "My Records."
  3. Click the license number or "Amendment."
  4. Select the option "Update Alternate Name" as the type of change.
  5. Select the number of rows based on the how many names you wish to add.
  6. Enter the alternate name. Submit.
  7. Review the next two pages and continue until the change is successfully submitted.

Updating an Assumed Business Name (DBA)

Brokers may add, update, or remove an assumed business name (also known as a DBA—“doing business as”) through the REALM Portal.

An assumed business name allows a broker to operate under a name different from the broker’s licensed name.

When To Submit an Assumed Name Request

You should submit a request if you are:

  • Adding a new assumed business name.
  • Updating an existing assumed name.
  • Removing an assumed name that is no longer in use.

How To Update an Assumed Business Name (DBA)

  1. Log in to the REALM Portal.
  2. Navigate to "Licenses."
  3. Find your business broker license and select "Amendment" in the Action column. 
  4. Select "Update Assumed Business Name or DBA" as the Type of Change Request. 
  5. Add a Row and input your business name.Continue.
  6. Add supporting documentation and continue until successfully submitted.

Downloading Sponsorship History

The REALM Portal allows brokers to view and download sponsorship history. This feature provides a spreadsheet of past and current sponsorship relationships as reflected in the system.

When You Might Need Sponsorship History

You may wish to download sponsorship history if you need:

  • A record of past sponsored sales agents.
  • Documentation for internal compliance or audits.
  • Verification of prior sponsorship dates.
  • Historical records for business purposes.

How To Download Sponsorship History

  1. Log in to the REALM Portal.
  2. Navigate to "Licenses."
  3. Click the Record Number of your broker or business broker license.
  4. Select "Download Sponsorship History."

The document will reflect sponsorship information as it appears in the system at the time of download. If you believe sponsorship information is incorrect, email us with the subject line: Sponsorship History Inquiry.

Terminating a Sponsorship

Brokers may terminate a sponsorship relationship through the REALM Portal.

How To Terminate a Sponsorship

  1. Log in to the REALM Portal.
  2. Navigate to "My Records."
  3. Locate your business broker license and select "Amendment."
  4. Select "Terminate Sponsorship" as the Type of Change Request.
  5. Click "Add a Row" and select the number of rows based on how many sponsorships will be terminated.
  6. Then input the license numbers and alpha codes that will be terminated.
  7. Continue through the next two pages until successfully submitted.

Adding or Updating a Team Name

The REALM Portal allows license holders to add or update a team name associated with their brokerage. A team name is not the same as a broker’s assumed business name (DBA). Team names must comply with applicable advertising and naming requirements. The broker remains responsible for team advertising and compliance.

How To Add or Update a Team Name

  1. Log in to the REALM Portal.
  2. Navigate to "Licenses."
  3. Find your business broker license and select "Amendment" in the Action column.
  4. Use the "Update Team Name" option for the Type of Change Request box.
  5. If you are adding a team name, Add a Row and input the team name.
  6. Continue through the next two pages until successfully submitted.

Renewal & CE Considerations for Brokers

If your broker license is up for renewal, submit your renewal application even if continuing education (CE) has not yet posted. CE deferral fees will not be charged during the current integration period. Your license will remain active under the extended grace period (if applicable).

Common Broker Questions

My delegate cannot see certain functions. Why?

Permissions vary based on the permissions selected during the delegate request process. Review the video for details.

A delegate submitted something on my behalf. Am I still responsible?

Yes. Brokers remain legally responsible for all submissions and supervision activities.

Do I need to assign a delegate?

No. Delegation is optional and intended for administrative support.

Is a team name the same as a DBA?

No. A DBA (assumed business name) applies to the brokerage. A team name applies to a group of sales agents operating under a broker.

Can a team advertise independently of the broker?

No. Advertising must comply with statutory requirements, including broker identification
