Happy March. Spring is approaching and with it comes a fresh start and the excitement of warmer weather. I welcome it after the freezing temperatures we experienced in February. I hope all of you made it through that extraordinary event safely.  

The new inspector qualifying education and experience requirements for real estate and professional inspector licenses begin March 1, 2021. Applicants who have registered for qualifying courses prior to March 1, 2021, under the previous education requirements, will have until June 30, 2021, to complete all coursework and submit certificates with a completed application under those requirements. 

The Commission recently adopted changes to the following contract forms:

 Unimproved Property Contract

One to Four Family Residential Contract (Resale)

New Home Contract (Incomplete Construction)

Pursuant to section 551.0411 of the Texas Government Code, the Texas Real Estate Commission (TREC) is postponing its February 16, 2021, quarterly open meeting to February 19, 2021, at 9:00 am.  The State of Texas is experiencing unprecedented snowfall, extreme temperatures, rolling blackouts, and power outages that are catastrophic and prohibitive of conducting the meeting at its posted scheduled date and time.  TREC will take up items posted with the Secretary of State on its February 16, 202

At the November quarterly meeting of the Commission, changes were adopted to several contract forms.

One of those changes involved how the option fee is handled and delivered in the contract. The following FAQs are intended to avoid confusion on this change.

This month we have passed the one-year mark since the first cases of COVID-19 were reported in the US.  Much has changed in the last year, but I am proud of what our team at TREC has continued to do for the people of Texas. Yes, if the sponsoring broker has delegated to you in writing the responsibility to assist the broker in complying with the Real Estate License Act and Commission rules. A license holder who leads, supervises, directs, or manages a team must also be delegated as a supervisor. A delegated supervisor may be either a sales agent or broker.

The Inspector Advisory Committee met virtually on January 15^th.  This was a lengthy meeting, as there was a lot to cover on this go around.  First off, I would like to welcome the two newest members of the IAC.  Bruce Carpenter is an inspector member from Pittsburg, and Brian Carroll is a public member from Temple.  Both of them dove right into the meeting providing feedback and giving input, so it was clear that they came prepared to be involved with the IAC.
