Real Estate Inspector Standards of Practice (SOP) - Online Version
Real Estate Inspectors licensed in Texas are required to follow the Standards of Practice (SOPs), which are established by TREC rules 22 TAC 535.227 - 535.233.
The SOPs define the minimum requirements for a real estate inspection performed for a prospective buyer or seller of one to four-family dwelling.

New Filing Requirements for HOAs
Submitted by Christine Anderson on Thu, 2021-09-16 15:37During the 87th regular session, the Texas legislature passed SB 1588 related to Home Owner Associations (HOAs). This bill requires TREC to establish a database to accept management certificates from HOAs. This bill does not give TREC the authority to license or register HOAs, and TREC does not have enforcement jurisdiction of HOA activities.
From the Chair - Inspector Committee - September 2021
Submitted by Christine Anderson on Fri, 2021-09-10 10:36The TREC Commissioners met on August 9th in Austin. There were a few inspector-related items that were on their agenda. The commissioners voted unanimously to approve the new revisions to the Standards of Practice that have been in the works for the last few years. The new Standards of Practice will go into effect on February 1, 2022. This should allow for adequate time for licensees and education providers to become familiar with these standards prior to the
2021 Legislative Session Overview

While there were several bills filed this session relating to the agency and its license holders, not all of those bills made it through the process. The following is a summary of bills that passed both houses of the Legislature and have a direct effect on license holders. The agency is currently working on implementing the provisions of these bills.

Are you a Delegated Supervisor?
Submitted by Christine Anderson on Fri, 2021-01-22 15:56Yes, if the sponsoring broker has delegated to you in writing the responsibility to assist the broker in complying with the Real Estate License Act and Commission rules. A license holder who leads, supervises, directs, or manages a team must also be delegated as a supervisor. A delegated supervisor may be either a sales agent or broker.
What happens if a license holder is convicted of a crime?
Can a business entity receive commission payments on behalf of a license holder?
Submitted by Christine Anderson on Thu, 2020-10-22 16:16Yes, but only if the business entity is licensed by TREC. A business entity owned by a broker or a sales agent that receives compensation on behalf of a license holder must hold a business entity broker’s license. If a business entity receives such compensation and does not hold a license, the business entity is engaging in unlicensed activity and the Commission can take action against the entity.
